Objective
Identify a preferred employment land use mix for State-significant industrial land and outline the urban planning and development parameters needed to support its successful implementation.
Method
Conduct a regional and precinct-specific analysis to assess the future commercial and industrial use, including a review of previous assessments, preparation of updated employment and floorspace forecasts, and detailed site capacity analysis.
Solution
The assessment recommended an employment land use mix prioritising light industrial, retail, and service-based employment, tailored to meet long-term demand and complement nearby precincts.
It identified preferred and feasible land use typologies and spatial layouts that consider servicing local demand, while maintaining market viability, integration with surrounding uses and infrastructure constraints. It also proposed the use of planning tools, such as applying Commercial 2 and Industrial 1 Zones, to enable flexibility and responsiveness to changing market demands.
